Planning & Development Tree Reports

Trees are an important consideration within the UK planning system, and many developments require professional arboricultural input to support a planning application.

Heaps Arboriculture provides clear, reliable tree surveys & reports in accordance with British Standard 5837:2012 (BS:5837), helping clients, architects, builders, engineers and landscape architects navigate planning requirements with confidence.

Depending on your project, the following reports and services may be required:

Tree Survey, Tree Constraints Plan (TCP) and Tree Constraints Report

A detailed survey of all trees within and adjacent to the site will be undertaken; assessing their condition, quality, life expectancy and their value within the local landscape. The tree constraints plan and report will then identify the above and below-ground constraints, helping inform the design and layout of your development.

This is the absolute minimum expected by a Local Planning Authority (LPA) to demonstrate that trees are being properly considered.

Arboricultural Impact Assessment (AIA), Tree Protection Plan (TPP) & Arboricultural Method Statement (AMS)

This combined report evaluates the potential impact of the proposed development on existing trees and outlines any mitigation measures; shows which trees are being removed and how retained trees will be protected throughout the construction process; and provides a clear sequence of work and guidance to ensure tree protection measures are correctly implemented on site.

Local Planning Authorities (LPAs) will expect the AIA, TPP & AMS at some point during the application process and so it is advisable to provide this information as early as possible during the application process.

Site Supervision

Where required by planning conditions, tree protection checks, supervision of some processes and on-going site monitoring will need to be undertaken to ensure works are carried out in accordance with approved arboricultural recommendations. To keep costs to a minimum, we try to provide tree protection checks remotely.
